Artificial Intelligence Takes the Lead in Urban Design With Sharjah’s District 11

What happens when AI becomes the UAE’s town planner? The answer is Sharjah’s District 11, an urban concept where algorithms shape streets, shade, and social life

​In a region where cities are testing new models for post-pandemic work, Sharjah’s District 11 proposes a local response: a climate-attuned office community shaped with the support of Artificial Intelligence. Designed by HWKN Architecture for Al Marwan Real Estate Development Group, the AI-assisted masterplan weaves offices, childcare, healthcare, and public spaces into a single, walkable ecosystem.

​Spanning eleven architecturally distinct buildings, the commercial district blends office space with childcare, healthcare, cafés, cultural venues, and shaded public courtyards. Lush planting, pedestrian boulevards, and sculptural canopies soften the glassy massing, while the mid-rise silhouettes feature terraces planted with greenery. Contemporary façades are articulated by vertical fins and expressive structural frames, creating a rhythm of transparent edges and sheltered thresholds.

​“District 11 started with a shared ambition to rethink how and where people work in the Gulf,” explains Matthias Hollwich, founding principal of HWKN. “Sharjah has a strong cultural identity and a rapidly growing economy, and we saw an opportunity to create something that belongs to Sharjah, designed around wellbeing, daily life, and future productivity.”

​By integrating Artificial Intelligence as a collaborative partner from day one, the project became a platform to explore what offices will need fifteen years from now and rapidly test how to bring that future into reality. The result is a new kind of workplace community that blends offices, culture, childcare, wellness, and social life so the workday can feel more complete.

​While early applications of Artificial Intelligence in architecture were often limited to visual concepting, District 11 embeds it across the entire design lifecycle. HWKN used AI to generate massing variations, test shade performance, and model airflow patterns over the course of a typical day, essential in a city where summer temperatures can surpass 45 °C.

​“AI had its greatest impact on speed and environmental performance,” explains Hollwich. “Sharjah’s climate requires exceptional attention to comfort and walkability. Normally, developing hundreds of massing ideas to improve outdoor comfort would take months. With AI, we could generate and evaluate them in a matter of days and measure the difference each variation made to shade duration and pedestrian experience.”

​In renderings, buildings form angles to create canyon-like streets, punctuated by outdoor seating, palm canopies, and sculptural shading devices. These urban microclimates ensure that outdoor life, which is central to the UAE’s social fabric, remains viable even in extreme heat.

​The district evolves HWKN’s Work Resort concept, first launched in London’s Canada Water Dockside development, where hospitality and workplace logic converge. Here, AI supports a reverse-engineering methodology: starting from human outcomes and generating architectural form in response.

​“The leading outcome was workplace wellbeing,” says Hollwich. “People are more creative and productive when they feel supported physically and socially. Through our reverse engineering process, AI-driven concepts are refined into functional, buildable designs.

“We began by asking what would make someone want to come to the office five or ten years from now, and that thinking led directly to the live-work-and-play approach that defines District 11. The neighbourhood supports the physical and social conditions that help people do their best work.”

​Terraced levels carve out outdoor terraces and planted edges for movement, breakout spaces, and informal interaction, encouraging community beyond meeting rooms. Although AI can spark fears of aesthetic sameness, HWKN’s process was rooted in Sharjah’s cultural and climatic identity. AI’s role was to accelerate iteration, not dictate visual style.

​The project responds to Sharjah’s cultural rhythms and harsh climate in everything from its urban layout to its smallest public spaces. Communal areas are carefully positioned to provide shade, allowing people to spend time outside comfortably, even during the hottest periods. These outdoor zones promote movement and interaction between buildings, strengthening the Emirati emphasis on social connection. While AI was used to fine-tune shading and ventilation, the underlying approach is rooted in longstanding local values of community, gathering, and shelter from the sun.

​The result is not a “sci-fi campus” but a technologically informed extension of the city’s social rhythms, an evolution of Sharjah’s identity as an Arab cultural capital, home to institutions such as the Sharjah Museum of Islamic Civilisation and the Sharjah Art Museum, and host of the Sharjah Biennial.

​The proposal was formally introduced during a recent Al Marwan Group ceremony celebrating nearly five decades of development activity, positioning the concept as a vision for how Sharjah’s business landscape could evolve. While the project signals a growing appetite for AI-driven urbanism in the UAE, its unveiling functions as a strategic exploration of what future work environments in the emirate might look like, rather than confirmation of imminent construction.
